Abstract

House represent the primary requirement of society that progressively mount. Besides building housing, developers also have to build infrastructure required in the housing environment costing money big enough. Is hence needed a mature planning to optimal of expense without lessening value and function of building. Realization of development earn optimal by applying conception constructability early on because conception constructability can support entire project target like lessening of expense, taking a short cut execution of schedule, improving quality etc. This research identify the perception concerning concepts constructability at housing project, what factors which can be applied by developer related to conception constructability in each step in housing project and how influence applying conception constructability at expense of construction of housing project as a whole. Data for the research of obtained by spreading questioner of all developer in Daerah Istimewa Yogyakarta. The data hereinafter in analysis use the Statistical Program SPSS 10,0 for Windows of method Kendall’S Concordance Analysis to determine the priority ranking factor dominant of conception constructability choice respondent. Correlation between importance conception constructability to its applying in field to reach the efficacy intention of housing project in analysis with the method of Product Moment Pearson. From analysis result can be pulled conclusion that overall of respondent agree that with the applying conception constructability total cost of project earn optimal. At most dominant factor planning phase is determine the schedule of execution of housing project by mean 4,87; determining the availibility of resource by mean 4,76; reckoning risk of exist in housing project by mean 4,50. At most dominant factor construction phase is total expense of housing project by mean 4,92; evaluation of execution expense of according to achievement each week by mean 4,55; schedule of execution of housing project by mean 4,32. Result analyse by Product Moment Pearson show the existence of real correlation among dominant factors of conception constructability at level of importance and applying in field with the low correlation level.
