Abstract

The implementation of this ATR/BPN ministerial regulation is not without pros and cons, this is because many Indonesian people still lack technology. The implementation of electronic mortgage rights over property rights in Yogyakarta is in accordance with Ministerial Regulation ATR/BPN Number 5 of 2020 concerning Electronic Integrated Mortgage Services, but in its implementation there are several obstacles encountered in the process of providing electronic Mortgage services in the City of Yogyakarta, namely: Network Disturbances (Server Down), the file is closed by the system, it has been paid for but the billing code is not readable by the system, the status of the file is pending, but the creditor or PPAT does not make repairs until the repair period is due (5 days). To overcome this in the implementation of Electronic Integrated Mortgage Services, the authors provide several suggestions such as adding notifications for files that have been repaired by the PPAT/Bank and adding notifications for files that have been reuploaded repair files.
